Tikehau Capital and Areli Developments acquired Sega Building in March 2021 and following extensive engagement with London Borough Hounslow, Local Stakeholders and Residents, the planning application for Brentford Works was submitted in October 2023.
Over the past 12 months, we have continued to work closely with Hounslow’s Officers and key stakeholders who have helped to evolve the designs, and we are now pleased to submit revised proposals for consideration.
The revisions intend to respond positively to all feedback received through the formal statutory consultation process and beyond, but the principles established over the past three years of ownership and getting to know the community firmly remain the same, whilst ensuring the proposals remain viable, market facing and importantly, deliverable, with strong environmental, energy efficiency and sustainability credentials.
The creation of 250 full time equivalent jobs for local people, and creation of 448 construction jobs with opportunities for use of local procurement and labour.
856 much needed new homes, with a commitment to delivering 35% affordable housing by habitable room.
An estimated £14.9 million future net spend.
Safeguarded land for a new West London Orbital Station.
Station allowance, improvement of cycle ways, electric charging points supporting LBH’s objective of connecting places and people.
Improvements to pedestrian crossing and links to Gunnersbury Park to enhance connectivity and improve pedestrian safety.
A new public square, designed to support match-day events at the nearby Brentford Football Stadium and other activities including markets and events.
Creation of a ‘clean air route’ away from the A4/M4.
High-quality landscaping with significant planting with a net increase of trees.
Circa £20 million in Community Infrastructure Levy (CIL) as well as additional S106 payments.
The relocation of the restored Brentford Fountain to its former historical location.
We have worked hard with all stakeholders, to design a scheme that benefits residents, businesses, and the London Borough of Hounslow overall.
